See my commentary in the FT Advisor this morning, around the demand for good quality homes leading to a significant bump in the cost of rental accommodation, how rate rises are not connected to the cost of rental (price is demand driven), the challenges facing mom & pop shops, and what tenants can do to best hedge against rental increases.

Thoughts for the comment section below: As rates climb and regulatory hurdles (Tax & EPCs) further deter mom & pop landlords, is housing a sector we should equally apply green regulation to? Of course new build developments and conversions make sense to be held to a higher standard, but what of the century old brick built terraces in the backstreets of forgotten mining communities?

To exclude this stock from exemptions removes tens of thousands of homes from the rental market, predominantly in less affluent areas where ownership is below the average, what are the implications for these communities if investment in the local area is deterred by the increased costs of renovating to the standard of 21st century high-rise flats?
