What’s Keeping Us Busy This Summer? #Properties

Progress over the summer has been superb, I have a number of projects at various stages which has been enjoyable keeping the pulse on, some of you will be following on Instagram and youtube the progress at Tooting, wow, what a difference several weeks can make. 1st fixes & plastering completed within the house, extension excavation to begin this week and looking forward to that coming together over the next 4 – 6 weeks.
A tip on refinancing, get in touch with the Solicitors on your Lender’s panel, and confirm if searches are required. Push for sending off searches early if required. Luckily our lender, Kent Reliance, allow for title indemnity insurance to be put in place on the morning of completion for a small fee of £30.00, saving both time & money. We still await our refinance, as the build is incomplete, but we have a date booked for 9th August, I will be sick that day, so this will be rescheduled for the end of August, start of September.

As Tooting begins to reach its conclusion of letting and refinance, we are starting preliminaries of Streatham, this property was purchased as a personal residence in June 2021, just making that SDLT saving deadline! We have lived here for a year, secured planning, and got consent from our neighbours party wall notices so no need for a formal award!
With our Structural Engineers report in hand we’ll be engaging contractors to quote on the job and are optimistic for a start in mid September. Build pledges have come in and we are ready to begin once the numbers have been crunched with out team for the build.
Finally we have our latest addition to the income portfolio, a 6 Bed Student Let previously mentioned in our memo’s, this will be coming online for the end of September so likely to miss students but we will see how marketing goes over the coming weeks. Luckily I’m a small part of a much bigger team and the work is often delegated, thank god!

We have refinanced out our loan for the purchase of:
– 3 bed Multi Let in East London
– 6 bed HMO in the midlands
– Apart-Hotel & Restaurant in Staffordshire
These funds are now available for new projects which is exciting! Hence we are going out to existing clients past and present to see if theres anything we can help with.
